Adobe Lightroom: our pick

Adaptive Presets can enhance the sky, and Assisted Culling scores a shoot for sharpness and focus to help you pick frames Lightroom ↗.

Adobe says Generative Remove does not use generative credits Lightroom Generative Remove ↗. Be careful what you erase. Skylum's real estate tools also merge up to 10 bracketed exposures into one HDR image, balance bright windows against dark rooms, correct wide angle distortion and straighten walls, and sync the same adjustments across a whole property shoot Luminar real estate ↗.

- Declutter and empty occupied rooms
- Listing Batch Processing on Pro
- 5 free designs with no card
- Free Starter Pack for CRMLS members

Who this is for
This guide is for listing agents who edit their own photos, real estate photographers who deliver dozens of edited shoots a month, and assistants who prepare MLS uploads. If you need help with listing copy, CRM follow up or social posts, see our broader guide to AI tools for real estate agents. This one is only about photos.
Real estate photos have rules that product or family photos do not. Agents must present a true picture in their advertising under Article 12 of the REALTOR Code of Ethics NAR Article 12 ↗, and since January 1, 2026, California requires a disclosure and a link to the original for listing images altered to look different from reality Inman on AB 723 ↗. Metro MLS in Wisconsin began sanctioning undisclosed altered primary photos on September 1, 2026 The Close on MLS rules ↗. So we judged tools not just on how good the result looks, but on whether you can use it and stay compliant.
Why you should trust us
We read each vendor's pricing, product and help pages and checked every price on October 12, 2026. We read NAR's Code of Ethics case interpretations NAR Article 12 ↗, NAR's 2026 article on edited listing photos NAR on edited photos ↗, reporting on California's AB 723 and Metro MLS's new rules Inman on AB 723 ↗ The Close on MLS rules ↗, and NorthstarMLS's proposed guidelines NorthstarMLS guidelines ↗. Every fact links to its source.
No vendor paid for placement, and our picks were chosen on merit.
How we picked
We split the work into the four jobs a listing shoot needs: everyday editing, sky and exterior fixes, virtual staging of vacant rooms, and decluttering occupied ones. For each job we looked for the tool that does it well at a price that makes sense per listing.
Two criteria are specific to real estate. First, batch speed: a photographer delivering 25 photos a listing needs edits that sync across a shoot, as Luminar Neo's batch sync does Luminar real estate ↗. Second, disclosure friendliness: tools should make it easy to keep and upload the unaltered original, and should not encourage edits to permanent features. None of the tools we reviewed adds a compliant disclosure label for you, so plan that step yourself.
- Quality on dark interiors, bright windows and skies
- Batch editing across a full shoot
- Virtual staging and decluttering for vacant and occupied homes
- Cost per listing at published prices
- Free test or trial before paying
- Easy to keep and upload the original photo
Virtual staging and disclosure: the rules in 2026
NAR: the Code of Ethics requires REALTORS to present a true picture in their advertising and marketing (Article 12) and not to misrepresent or conceal pertinent facts (Article 2) NAR on edited photos ↗ NAR Article 12 ↗. NAR's own February 2026 article on edited photos quotes a Wisconsin REALTORS Association official: virtual staging is fine so long as buyers know it is virtual NAR on edited photos ↗.
California: AB 723 took effect January 1, 2026. When a listing image is digitally altered, the disclosure must sit on or next to the image, and buyers must be able to reach the unaltered original through a link, URL or QR code on every platform where they see it Inman on AB 723 ↗. Covered edits include turning on lights, greening grass, removing clutter or equipment, removing snow or cords and removing imperfections; routine sharpening, white balance, color correction, cropping and exposure are exempt Inman on AB 723 ↗.
Wisconsin: Metro MLS began enforcement on September 1, 2026. Altered primary photos can draw a $10 a day sanction until replaced, altered photos need a watermark, the original must be uploaded immediately before the altered version, and changes must be disclosed in public remarks The Close on MLS rules ↗. A statewide Wisconsin law, 2025 Wisconsin Act 69, takes effect January 1, 2027 The Close on MLS rules ↗, and it lists replacing skies or grass, virtual staging and removing wires or stains as examples of changes to disclose NAR on edited photos ↗.
Minnesota and western Wisconsin: NorthstarMLS's proposed guidelines say staged or AI enhanced photos should be labeled, each altered room should have an unaltered before image, staging may only add or remove personal property, and changing or hiding permanent features is prohibited NorthstarMLS guidelines ↗. Rules vary, so check your own MLS before your next upload.
- Label every staged or altered photo on or next to the image
- Upload the unaltered original alongside it
- Stage only furniture and decor, never permanent features
- Never remove stains, cracks, wires or poles without disclosure
- Routine exposure, color and cropping fixes are generally fine
What AI can and can't do for listing photos today
It can reliably brighten interiors, balance windows, straighten verticals and replace skies. Luminar Neo merges up to 10 brackets and corrects perspective Luminar real estate ↗, and Imagen's real estate service lists HDR merge, window pull, perspective correction and sky replacement Imagen real estate ↗.
It can stage and declutter convincingly. Virtual Staging AI furnishes rooms in 50 plus styles Virtual Staging AI ↗, and REimagineHome can empty an occupied room REimagineHome CRMLS ↗.
It cannot make a small room bigger or a dated kitchen new without misleading buyers. NorthstarMLS's proposed rules prohibit depicting permanent features or improvements that do not exist NorthstarMLS guidelines ↗. Generated furniture can also be out of scale, so check that a staged bed would actually fit.
Before you sign up
Do the math for your volume. An agent with two vacant listings a month and five rooms each needs 10 staged photos, which fits Virtual Staging AI's Standard plan of 20 photos at $19 a month billed yearly Virtual Staging AI pricing ↗. A photographer editing 30 listings of 25 photos a month, 750 photos, would pay $165 at Imagen's $0.22 per photo promotional rate, which is a limited time early bird price with 30 percent off Imagen real estate ↗, or $11.99 a month for Lightroom plus their own editing time Lightroom ↗.
Test before you pay. Virtual Staging AI accepts a free upload with no sign up Virtual Staging AI ↗, REimagineHome gives 5 free designs REimagineHome pricing ↗, and Imagen gives 250 free edits with no card Imagen real estate ↗.
- Ask your MLS for its current altered photo rules
- Keep the original of every photo you edit
- Test staging on your worst room, not your best
- Check that staged furniture is to scale
- Prefer monthly billing until a tool proves itself
What to look forward to
Expect more rules. Wisconsin's statewide law arrives in 2027 The Close on MLS rules ↗, and NorthstarMLS's guidelines are still proposals NorthstarMLS guidelines ↗. Tools that add a disclosure caption and keep the original linked automatically would save agents real work; none we reviewed advertises that yet.
Staging tools are also adding batch workflows for whole listings, as REimagineHome already does on its Pro plan REimagineHome pricing ↗.
The competition
ImagenPay as you go with $7/month minimum; Limitless $179/month billed yearly
Imagen edits real estate shoots in a consistent style, with HDR merge, window pull, perspective correction and sky replacement, and bills per photo with a limited time early bird rate of $0.22 a photo Imagen real estate ↗. New accounts get 250 free edits with no card Imagen real estate ↗. The standard undiscounted rate is not shown on the page, so confirm it before you rely on the math.
Adobe PhotoshopPhotography plan $19.99/month on an annual plan
Photoshop is the tool for the one hero shot that needs detailed retouching, and it comes with Lightroom in the Photography plan at $19.99 a month on an annual plan with a 7 day trial Photoshop plans ↗. It is too slow to use on every photo of every listing.
